Home & Termite Inspectors

In the past, the Home Inspection industry was not government regulated, allowing anyone to classify themselves as a “Home Inspector.”   The American Society of Home Inspectors (ASHI) had standards in place and certifications for committed inspectors, helping us, decipher the professionals.  However, In May of 2002, Governor Jane Hull signed legislation requiring certification for Home Inspectors in the State of Arizona; mandating formal training and testing; passing the National Home Inspectors Exam (NHIE) & performing their inspections in accordance to ASHI standards.  But these requirements only makes carrying malpractice insurance optional.  (Experts recommend $1 million coverage in ‘errors and omissions’ insurance).  The Buyer Advisory in the document section provides multiple websites for additional information.

Things you may wish to consider asking to assist in your decision making:
-cost of inspection
-length of time to complete the inspection and receive the results
-prior to inspecting qualifying experience (i.e.: contractor, carpenter, engineer, etc)
-exclusions to their inspections (i.e.: pool, sprinklers, air quality, etc)
-any ‘after-repair’ inspection policy in place and cost for return
-guarantees or warranties in the event something is overlooked
